North Saanich is where the growth gets serious. Everything that makes moss thrive on the peninsula is present here at full strength, and none of it is the result of anyone neglecting anything.

The tree cover is not subdivision planting that grew up. It is original forest — Douglas fir, western red cedar, arbutus and Garry oak — and the houses were built into it on purpose, because that is what people move out here for. A property with mature trees on three sides gets very little direct sun onto the roof between October and March.

The result is roofs that carry more growth than anything we see in the district, on properties where nobody has been up there in a long time.

Arbutus, and why it matters

Most trees have a season. Fir and cedar drop needles heavily in autumn, oaks drop leaves and acorns, and then there is a stretch where the roof gets a break.

Arbutus does not work like that. It sheds bark and leaves through the entire year, in modest amounts, without ever stopping. A roof under arbutus never gets the clear dry stretch that would let it shed what it is carrying, so the organic layer on the surface is continuous rather than seasonal.

That, plus shade, plus the wet season, is why the growth out here has the depth it does.

Long rooflines and outbuildings

Rural properties are laid out horizontally. A single-storey house here can have a longer roofline than a two-storey in town, with several wings, changes in pitch, and a good number of valleys where they meet.

Then there is everything else on the property. Garages, workshops, barns, pumphouses, carports — outbuildings that get roofed once and never thought about again. They are almost always in worse condition than the house, both because nobody looks at them and because they were built to a lighter standard to begin with.

We are happy to do them, and they are also where we most often say the covering is finished and clearing it would be tidying rather than protecting.

The approach

Access out here is a genuine planning question rather than a formality. Long gravel drives, limbs hanging low over the approach, gates, and turning space at the top all decide whether a truck gets to the building or parks two hundred metres away and everything gets carried.

Why is the growth so heavy out here?

Do you do outbuildings, garages and barns?

Yes, and they are usually in worse shape than the house because nobody has looked at them in years. They are also often the roofs where the honest answer is that the covering is finished, and we will say so.

Arbutus sheds all year. Does that make a difference?

It does. Most trees give you a season of litter and then stop; arbutus drops bark and leaves through the whole year, so the roof never gets a clear stretch to dry out and shed what it has.

The roofline is long. How is that priced?

By what is actually there — length of run, number of planes, covering and how far the growth has gone. A long single-storey roofline can take longer than a taller house with half the area.

Can you get a truck up my drive?
